It is the succession Ricard, formed of Louis Ricard and Ms. H. Louis Latour, who built the warehouse store in 1877-78 . On this piece of land, is then a house that was built for a mixed use (residential and commercial) but who has had no residential use since the early 1860s and which will be demolished. Initially, the building welcomes three tenants who occupy unequal dimension and value spaces. These first tenants, merchants, do not stay for very long. The first, the grocer Joseph Arthur Robitaille, occupies part of the space for a year, from 1878 to 1879. The second occupant is the merchant Ovide Dufresne, from 1879 to 1881 while the third , Fabre & Simpson , is there for two years from 1881 to 1883 .
From the 1880s to the 1920s, several tenants occupy the spaces of the warehouse store, but most do not stay very long. Among the many occupants of this period, there is a hardware store, a merchant of flour and a manufacturer of snuff. On December 1st, 1923, the building was sold to the Coopérative fédérée de Québec , an association of agricultural cooperatives in Quebec, which still exists today. She remained there for almost 40 years , until 1961. The building is then used as headquarters and warehouse to the cooperative. The Coopérative fédérée de Québec buys the neighboring building, 120-124 Saint-Paul in 1941.
From 1960 to 2010, various companies are moving into the building, including a grocer and a few merchants . Today , there is a shop overlooking St. Paul Street , a light food and snacks counter on the side of the Rue de la Commune , the firm SICOTTE Recruitment, and some residential space.
In 2009, Le 4ème Loft is born , providing the opportunity for corporate and private clients inspired to hold unique events in this authentic and coveted space .
